Manor Park (Malton) Ltd (Manor Park) offer a wide cross-section of building-related assistance to the care sector.
Project Overview
We were appointed by Manor Park (Malton) Ltd to provide Employer’s Agent and Quantity Surveying services for the construction of a brand-new 80-bedcare home in Malton, designed to offer high-quality residential and dementia care. The scheme was part of a wider development programme funded by the Octopus Healthcare Fund and operated by Sandstone Care Group, both of whom we worked with closely throughout the project.
As Employer’s Agent, we managed the contract, chaired site meetings, dealt with any variations, and acted as the main liaison between the client and the contractor. As Quantity Surveyors, we provided comprehensive cost control, regular financial reports, and worked closely with both the funders and their fund monitors to make sure payments and budgets stayed on track.
Our Approach
This project involved several organisations, including Manor Park, Sandstone Care Group, and Octopus Capital. We acted as a central point of contact between everyone, helping communication flow smoothly and ensuring all decisions were made efficiently.
We attended pre-start meetings and monthly progress meetings throughout the build to keep everything on track. The project also had to meet strict environmental standards and achieve a BREEAM ‘Very Good’ rating, demonstrating the project met the highest sustainability and environmental standards. To make sure this target was achieved, we worked closely with BREEAM consultants and attended training seminars and workshops to fully understand what was required and to help the team deliver the right outcomes. This proactive approach ensured that all sustainability targets were incorporated efficiently into the construction process.
Throughout the project, we kept the funders and fund monitors updated with clear cost and progress reports, maintaining their trust and ensuring steady funding.
The Challenge
An unexpected challenge occurred due to poor ground conditions where we discovered contaminated land that required the removal of around 200 tonnes of waste. We worked quickly with specialist contractors to deal with the issue safely and recover lost time. To give the client confidence, we also reviewed the substructure costs early on, providing cost certainty despite the extra works.
Another issue emerged due to delays in the installation of the mains electricity supply, which risked disrupting progress. We worked with the contractor to install temporary power, allowing work to continue and reducing the impact on the overall programme.
Our Achievements
Despite the challenges, the project was delivered to a high standard and achieved its BREEAM ‘Very Good’ environmental rating and is on course to achieving its targeted ‘Excellent’ rating. Our strong communication and problem-solving approach meant the client and all partners were kept informed and confident in our management of the scheme.
This was our first time working with Manor Park (Malton) Ltd and Sandstone Care Group, but the success of the project has led to discussions about continuing with the same team for future developments.
