From 30th November 2026, Awaab’s Law Phase 2 will extend your existing requirements beyond damp and mould to cover a wider range of Housing Health and Safety Rating System (HHSRS) hazards, including excess cold, fire, structural collapse, electrical hazards, and more.

Phase 2 will introduce new expectations for tenant communication, hazard triage, record-keeping, written summaries, access arrangements, and governance, meaning it is crucial that you are up to date with the latest guidance.
